Site Description
The Snoqualmie Summit Inn Property is located on SR 906 at Snoqualmie Pass. The property is located in both King and Kittitas Counties.
Past operations on the Kittitas side of property include a former gas station, service bay and retail building (existing during the 1940s to late 1980s). Underground storage tanks (USTs) have been located on the property in the vicinities of the gas station and service bay.

Cleanup Activities
An independent cleanup action was performed in 2009, during which the contractor removed two USTs from the northern property area. Both tanks contained gasoline impacted water. About 1,720 tons (1,229 cubic yards) of petroleum contaminated soils from the north and south excavations, and approximately 12,400 gallons of groundwater from both the northern and southern excavations. Four quarters of groundwater monitoring indicated that the site groundwater has been remediated.
Cleanup Complete
Based upon cleanup activities, Ecology determined the site is no longer a threat to human health and the environment. Ecology issued a no further action determination in November 2011.
Periodic Review
Periodic reviews are conducted every 5 years by Ecology for sites that have institutional controls. The review is intended to examine the effectiveness of cleanup activities and to assure the continued protection of human health and the environment
The review at this site is not a traditional periodic review that is required by the use of institutional controls as part of a cleanup action. This periodic review is a one-time event to verify that the NFA is appropriate per the conditions stated in the NFA determination letter.
Periodic review results
Based on the site visit conducted on June 21, 2018, the site has been developed as required by the NFA determination letter.
The cleanup actions completed at the site are protective of human health and the environment.
Soil and groundwater cleanup levels have been met at the site and no further remedial actions are necessary.
The site is now occupied by a mix of commercial and residential properties. The south half of the property has been developed with duplex housing units. These units are a combination of full-time occupancy and vacation rental. The northeast portion of the site has been developed with a commercial building occupied by a café, a winter sport museum, and a brewery. These uses meet the requirements of MTCA Method A unrestricted land use cleanup levels.
Because no institutional controls or other follow-up activities are required for this site, this is the final periodic review.

This site was cleaned up under our Voluntary Cleanup Program, which provides technical help to owners of contaminated sites.
Voluntary Cleanup Program customers pay fees to cover our costs for technical help and reviewing cleanup reports. Sites in this program must meet the same cleanup standards as the sites Ecology manages under legal orders.
