Bear Creek Village Shopping Center
Ecology received the Groundwater Monitoring March 2013, Bear Creek Village Shopping Center dated May 2013 and issued an opinion letter on September 27, 2013.
Background
Bear Creek Shopping Center located at 17100-17262 Redmond Way in Redmond was constructed in 1985. The surrounding lands to the north, south and west are mixed use of commercial and residential properties, and adjacent to the Bear Creek Park in the east. A dry cleaning business, Bear Creek Cleaners, operated approximately from 1985 and 1998, which was established in the southeastern portion of the shopping center.
Contamination of halogenated volatile organic compounds (HVOCs) was discovered in soil and groundwater during an initial Site investigation in 1996. A follow-up Site assessment in 1997 confirmed the contamination resulted from releases due to operations of the former dry cleaning facility.
Cleanup In Process
Two investigations were performed to characterize contamination at the Site between 1996 and 1997. The analytical data indicated that perchloroethylene (PCE) was in soil and ground water at concentration exceeding MTCA Method A cleanup levels. The PCE’s degradation compounds, trichloroethene (TCE), dichloroethene (DCE), and vinyl chloride (VC), were also found above the cleanup levels in groundwater.
A cleanup action was conducted in 1998. The remediation included excavation of the impacted soil to remove the contamination source, and installation of 12 monitoring wells to monitor the contamination plume in the groundwater.
A long-term cleanup performance monitoring project has being implemented at this Site since February 1999. Based on the monitoring data, the HVOCs’ concentrations show an overall decline across the site over time. The latest monitoring result obtained in March 2020 indicated that VC was only the detected chemical of concern exceeding the cleanup level.

Voluntary Cleanup Program customers pay fees to cover our costs for technical help and reviewing cleanup reports. Sites in this program must meet the same cleanup standards as sites Ecology manages under legal orders.
