Site Description
After a Site Hazard Assessment conducted in 2012, the site was ranked a “2” on the Hazardous Sites List. The Hazardous Sites List is a statewide list of contaminated properties. Sites can be ranked from a “1” to “5”. A rank of “1” is the highest level of environmental concern compared to other sites on the List, and a rank of “5” is the lowest.
Cleanup Activities
About 1500 yards of petroleum-contaminated soil were excavated, landfarmed onsite, and then left in place as a parking lot base layer. Landfarming is an above-ground
treatment for deep-contaminated soil. Usually, this involves excavating contaminated soil, spreading it in a thin layer on the ground for aeration, and sometimes adding minerals, nutrients, and moisture to help degrade the contamination over time.
In 1993, a fourth UST was removed. During the removal, gasoline-contaminated soil and groundwater was encountered. Contaminated soil was excavated, however, not all could be removed due to an existing structure onsite.
In 2018, soil and groundwater sampling was done. No soil contamination above state cleanup levels remains, except for one location next to the structure. Groundwater was also sampled in 2019 and the results revealed no contamination above state cleanup levels.
Ecology has determined the cleanup performed at the site meets state cleanup standards.
Voluntary Cleanup Program
This site was cleaned up under our Voluntary Cleanup Program, which provides technical help to owners of contaminated sites.
Voluntary Cleanup Program customers pay fees to cover our costs for technical help and reviewing cleanup reports. Sites in this program must meet the same cleanup standards as the sites Ecology manages under legal orders.
Site use restrictions called institutional controls are in effect
Institutional controls can be fences, signs, or restrictions on how the property is used. For instance, an institutional control may prohibit installing drinking water wells or disturbing a protective cap that isolates contamination. These restrictions keep the contamination contained and keep people from being exposed to the contamination. The controls are usually listed in environmental covenants recorded with the county.
Periodic reviews are required when institutional controls are required at a site. Ecology conducts reviews to make sure the controls remain effective and the cleanup still protects human health and the environment. We conduct periodic reviews about every five years.
