In 2014, Ecology removed the site from the Hazardous Sites List of contaminated properties that have been ranked by their level of potential hazard. We had ranked this site a 4. A rank of 1 is the highest level of concern compared to other sites on the list, and a rank of 5 is the lowest.
The site is a five-acre auto dealership sales lot and parking area. Contaminated soil containing petroleum, arsenic, cadmium, and lead remains 20 feet beneath the site, but is covered with asphalt and a building. Groundwater is approximately 80 feet underground. An environmental covenant was filed to prohibit activities that might expose contaminated soils and to notify future property owners of remaining contamination.
No further cleanup is required, and we issued a no further action letter in 2014.
Periodic reviews
Ecology visited the site in 2024 and 2019, and found that the building and protective asphalt cap over contaminated soil continue to protect people and the environment. You can learn more in the periodic review reports:
Voluntary Cleanup Program
This site was cleaned up under our Voluntary Cleanup Program, which provides technical help to owners of contaminated sites.
Voluntary Cleanup Program customers pay fees to cover our costs for technical help and reviewing cleanup reports. Sites in this program must meet the same cleanup standards as the sites Ecology manages under legal orders.
Site use restrictions called institutional controls are in effect
Institutional controls can be fences, signs, or restrictions on how the property is used. For instance, an institutional control may prohibit installing drinking water wells or disturbing a protective cap that isolates contamination. These restrictions keep the contamination contained and keep people from being exposed to the contamination. The controls are usually listed in environmental covenants recorded with the county.
Periodic reviews are required when institutional controls are required at a site. Ecology conducts reviews to make sure the controls remain effective and the cleanup still protects human health and the environment. We conduct periodic reviews about every five years.
