Site Background
The Jackpot Food Mart CO 169 (TOC 01-169) property is located at 851 North Broadway in Everett, Washington. The Property is a former gasoline service station that lies approximated 4000 feet west of the Snohomish River and 4000 feet east of Puget Sound. The Property is currently used as a convenience store. The property to the east is residential and the properties to the north south and west are commercial businesses.
The property was occupied by a retail gasoline station until late 2003 when the four underground storage tanks, two fuel dispenser islands, product distribution piping, and petroleum contaminated soil (PCS) was removed. Some contaminated soil remained because of an adjacent sidewalk and a 48 inch sewer line. In 2006 a dual phase extraction system was installed to remove and treat contaminated soil vapor and groundwater. In 2012 a redesigned dual phase extraction system was installed at the property to address migration of contaminated groundwater to the northwest.
