Site Location

The Site encompasses portions of four contiguous parcels (the Property) and is located in the vicinity of 103 110th Ave NE, 100 108th Ave NE, and 10812 Main St, in Bellevue, Washington.  Benenson Bellevue II LP owns the four parcels and HU Bellevue Primary GL, LLC (HU Bellevue) is a lessee at the Property. 

History Of The Site

Historically, the Property has been utilized for a varity of purposes. The Property was primarily used for agricultural purposes until the mid-20th century.  By 1968 the Property was developed with commercial buildings, and a gasoline service station in the southwest corner of the Property.  

Commercial dry cleaning operations were conducted at the Site until 1993, and the gasoline service station was removed by 2002.  The Property currently contains several retail buildings, paved parking, and landscaped areas.  

What Has Been Done To Cleanup The Site?

Numerous independent remedial actions have been conducted at the Site since 1990, including removal of three underground storage tanks, soil excavations, operation of a soil vapor extraction system, operation of a subslab depressurization system, and subsurface investigations. 

Why Was This Site Listed?

The following contaminants have been identified in soil and groundwater at concentrations that exceed applicable cleanup levels:

  • Soil: Total petroleum hydrocarbons as diesel- and oil-range organics (DRO and ORO), benzene, toluene, xylenes, tetrachloroethene (PCE), and trichloroethene (TCE).   
  • Groundwater: DRO and ORO, and PCE.

Future Use Of The Property

HU Bellevue plans to redevelop the Property as a multi-story mixed residential and commercial building with parking after cleanup is completed. The redevelopment plans have not yet been finalized.

The Model Toxics Control Act (MTCA) is Washington’s environmental cleanup law. It provides requirements for contaminated site cleanup and sets standards that protect human health and the environment. Ecology implements the law and oversees cleanups.
